Wynn Al Marjan Island nears topping-out as uae’s first casino resort races toward 2027 opening

Wynn Al Marjan Island, set to become the United Arab Emirates’ first fully fledged casino resort, is closing in on a major construction milestone as its 305-meter tower approaches topping-out ahead of a planned spring 2027 opening. Located on Al Marjan Island in Ras Al Khaimah, about 50 minutes from Dubai International Airport, the US$5.1 billion integrated resort is being developed by Wynn Resorts in partnership with Marjan Properties and RAK Hospitality Holding.

The main hotel tower has now reached its 70th floor, with roof-deck work underway. Structural construction is effectively complete on 1,526 of 1,530 accommodations (99.7%), while interior fit-out is progressing in roughly 1,504 units, or 98% of the total. On the exterior, installation of the façade is also well advanced, with 19,206 of 26,247 panels in place, representing around 73% completion. Low-rise buildings across the 60-hectare site report concrete and steel works at 97%.

When it opens in early 2027, Wynn Al Marjan Island will offer 1,530 keys, including 1,217 resort rooms, 297 Enclave suites, ten Marina Estates villas, four Garden Townhomes and two Royal Apartments. Amenities are designed to position the property as a flagship luxury destination: 22 restaurants, lounges and bars, a high-end beach club, an expansive spa and beauty complex, a skylit retail esplanade with international luxury brands, and Coral Court, a 7,700-square-meter events and celebrations center.

The resort will also feature The Showroom theater, 12 pools, a 420-meter private white-sand beach and a deep-water marina designed to host superyachts, underscoring Wynn’s ambition to make Al Marjan a new benchmark for high-end tourism in the Gulf. With topping-out expected by the end of November 2025, Wynn Al Marjan Island remains firmly on track to open as the region’s first large-scale casino integrated resort.

Regulators are still finalising exactly which games will be permitted and who may enter the casino; for now, Emiratis are expected to be excluded, while some neighbouring GCC nationals could gain access. What is clear is Wynn’s ambition: to create a magnet for ultra-high-net-worth travellers and a new benchmark for luxury gaming resorts in the Middle East.
